In Maple District Capital we are committed on our mission to provide investors with strategic opportunities of building long-term value and solid financial returns. Our firm creates, develops and brings to life investment opportunities in multifamily communities and assisted living facilities. Therefore, by combining in-depth research with strategic partnerships, we identify properties with untapped potential, enhance their value, and generate consistent cash flow.
Our investors, national and international, become partners (LPs) and benefit from professionally managed, income-producing real estate while enjoying the advantages of equity growth, tax efficiency, and protection against inflation.
Just as importantly, we are committed to improving the lives of our tenants by providing safe and affordable housing opportunities that strengthen communities for years to come.
Expand your portfolio, retirement or otherwise, from just paper assets (stocks, bonds & mutual funds).
Without the stress and hassles of property ownership.
Multifamily investing generates long-term, equity-driven wealth, along with consistent cash flows.
Enjoy significant tax benefits through depreciation and cost segregation. Even for W2 earners!
Unlike stocks, bonds and mutual funds, investing in real estate can make inflation actually work for you with appreciation.
Allows individuals to access mid and large assets without the need for extensive experience or time commitment.
As sponsors, we raise capital from passive investors like you (limited partners), to find, underwrite, purchase properties, and make strategic investments to add value.
Due to SEC guidelines we can’t publicly display our current projects. Fill out our investor questionnaire with no obligations.
We’ll share details of exciting new deals with market data, financial projections, and insights. Attend a webinar or schedule a call to get your questions answered.
Choose the deal that best suits your criteria, fund your investment, and start earning passive income. We will take care of operations & distributions.
For your active deals, you will receive monthly financial and other performance reports. We make communication clear, continuous and easy.
Typically, once stabilized, at end of year 2, we will refinance to get back your capital. We target to exit in year 5-7 to maximize investor returns.

Each deal is different, but a typical hold is 5 years with average annual return of 15%. With that said, in a large proportion of deals, at end of 2nd year a refinance is performed and 100% of capital gets returned. At end of year 5, property gets sold and the equity is distributed to investors.

A real estate syndication is a partnership between multiple investors who pool their resources to invest in a property or project that they couldn't afford individually. This allows individuals to participate in larger, more lucrative deals while sharing the risks and rewards.
In a real estate syndication:
1. Sponsors/General Partners: A group of experienced real estate professionals identify, acquire, and manage properties.
2. Limited Partners (LPs): Investors provide capital but don't manage the property.
Benefits include:
- Diversification: Access to larger properties and diversified portfolios.
- Passive income: LPs can earn rental income without direct management responsibilities.
- Potential for higher returns: Through leverage and professional management.
Syndications can focus on various property types, such as multifamily, commercial, or residential projects.
- Passive Income: Multifamily properties can generate stable cash flow through rental income.
- Inflation Protection: Real estate values and rents often increase with inflation, making multifamily properties a potentially effective hedge.
- Tax Benefits: Investing in real estate can provide tax deductions for mortgage interest, property taxes, and operating expenses.
- Diversification: Adding multifamily properties to your investment portfolio can reduce reliance on paper assets like stocks and bonds.
- Value add: Strategic investments can significantly enhance the property value.
